Alameda Neighborhood Guide Real Estate Agent

Alameda real estate covers an island city in Alameda County, separated from Oakland by the Oakland Estuary and joined to it by bridges and tubes, with a second residential area on Bay Farm Island. Tree-lined streets of Victorian and Craftsman houses run through the East End and West End, Park Street and Webster Street serve as the main business districts, and beaches line the south shore. There is no BART station on the island, so commuters rely on ferries, AC Transit buses and the bridges and tubes.

This page explains how Alameda’s housing, transit and civic life vary by part of the island, and it links to nearby guides, including Oakland real estate across the estuary, Emeryville real estate to the north and Berkeley real estate beyond it. The Best Coast Collective is a San Francisco real estate team founded by Blakely Hull, and we plan to help you compare housing types, commute options and local rules before you tour.

About Alameda

Alameda was incorporated in the 1850s and grew with the arrival of the railroad and, later, shipbuilding and the Naval Air Station at the west end, which closed in 1997. That site, now called Alameda Point, is being redeveloped with homes, businesses and a ferry terminal at Seaplane Lagoon. The island is commonly described by area: the East End near the Park Street bridge, the West End along Webster Street, Fernside, the Gold Coast near the south shore, Bay Farm Island and Alameda Point.

Getting on and off the island is a practical question for buyers. San Francisco Bay Ferry serves terminals at Main Street, Seaplane Lagoon and Harbor Bay, three drawbridges cross the estuary to Oakland, and the Webster and Posey Tubes connect the island to downtown Oakland and the Interstate 880 corridor. Caltrans and the city post tube and bridge closure notices, so we suggest testing your commute at the time of day you would drive. For a wider view of the region, see our Bay Area real estate guide.

Residential Overview

Property Types

Alameda is known for its older housing stock.

Period houses

Victorian and Queen Anne cottages, Craftsman bungalows, Colonial Revival and Spanish-influenced houses and mid-century ranch homes.

Duplexes and small apartment buildings

Many duplexes and small apartment buildings sit among the houses.

Newer subdivisions and condominiums

Bay Farm Island has later subdivisions and condominiums, and newer townhomes and apartments are being built at Alameda Point and nearby waterfront sites.

What to check on an older home

Many lots hold a main house with a detached garage or an accessory dwelling unit. Older homes often involve foundation, electrical and drainage questions that an inspection should cover.

Market Trends

Competition varies by type and by part of the island. Single-family homes in the East End and near the shoreline can draw multiple offers, and listing agents often set offer deadlines. Condominiums and multi-unit buildings usually move at a different pace. Supply tends to rise in spring and early summer. The data suggests that a few recent sales on the same street are more reliable than an island-wide average. We plan to walk through comparable sales, offer terms and disclosures, and explain how flood-zone, sea-level and drainage questions near the shoreline can affect insurance and lending.

Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)

Median price per square foot:

$679

Prices in Alameda depend on location, age, lot size and condition. Updated Victorians and houses near Park Street or the south shore tend to sit toward the upper end, while condominiums, duplexes and homes needing work sit lower. Proximity to a ferry terminal or a business district can also shape what buyers pay.

Median sale price:

$1,160,000

The Market Snapshot below is citywide and blends very different parts of the island. Alameda has a city rent program and tenant protections that can apply to some rental properties, so we plan to review what applies before you buy a duplex or small building.

Time from listing to closing:

41 days

Measured from the listing date to the recorded sale, so it includes the escrow period and runs longer than a days-on-market figure.

Asking rent (monthly):

$2,876

Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Alameda Real Estate FAQs

Alameda has Victorian and Queen Anne cottages, Craftsman bungalows, Colonial Revival and Spanish-influenced houses, mid-century ranch homes, duplexes and small apartment buildings. Bay Farm Island adds later subdivisions and condominiums, and newer townhomes and apartments are being built at Alameda Point and nearby waterfront sites. The mix changes from the East End to the West End and the shoreline, so we usually ask which types, lot sizes and commute routes you want to compare before narrowing the search.

Alameda is an island with its own business districts on Park Street and Webster Street, a long south-shore beach and ferry service to San Francisco from three terminals. It has no BART station, which shapes how people commute. Many blocks contain housing from the early and mid twentieth century, which gives them a consistent look. Our Oakland real estate guide covers the city across the estuary, which connects by bridge and tube.

Older homes often warrant a close look at the foundation, sewer lateral, electrical service, plumbing and drainage. Ask about permits for past additions and any accessory dwelling unit. Near the shoreline, ask about flood zones, flood insurance and the elevation of the property. For duplexes and small buildings, review the leases and how Alameda’s rent program applies. Your inspector, lender and attorney should confirm the details for a specific property.

Competition depends on the type of home and where it sits on the island. Updated houses in the East End and near the shoreline can draw several offers, while condominiums, duplexes and homes needing work often sit longer. The data suggests that timing and offer terms matter. We plan to review recent comparable sales with you, explain how nearby offers were structured, and help you decide how much flexibility to build into yours.

Alameda has Robert W. Crown Memorial State Beach on the south shore, Jean Sweeney Open Space Park, and Shoreline Park on Bay Farm Island, along with the Crab Cove visitor center beside the beach. Many houses have private yards, and some blocks sit a short walk from the water. Visit at different times of day to see how far a specific address sits from the shoreline paths and parks you plan to use.

We start with your budget, timeline and commute, then share comparable sales and walk through disclosures for each property type. We plan to tour homes with you block by block and explain trade-offs such as age, lot size, shoreline exposure and ferry or tube access.
