Rockridge Neighborhood Guide Real Estate Agents
Rockridge real estate is built around College Avenue, a commercial street in North Oakland that runs from the Rockridge BART station toward the Berkeley border. The neighborhood sits at the foot of the Oakland hills, near where Oakland meets Berkeley, with Highway 24 and Broadway close by. Blocks off the main street are lined with older houses and mature trees, while College Avenue itself has shops, cafes, a covered food market and a library branch. BART reaches downtown San Francisco in roughly 20 to 25 minutes, depending on the train.
This guide covers housing types, transit and civic life in Rockridge, and it links to nearby areas worth comparing, including Oakland real estate as a whole, Montclair in the hills and Berkeley to the north. The Best Coast Collective is a San Francisco real estate team founded by Blakely Hull. We plan to help you read this market block by block rather than by neighborhood label, because two streets a few minutes apart can differ in lot size, parking and condition.
About Rockridge
Rockridge took shape in the early twentieth century as streetcar lines and the Key System carried development north from downtown Oakland, and many of its homes date from the first decades of the 1900s. Streets follow a mostly regular grid that bends as it meets the foothills. People often describe Lower Rockridge, nearer College Avenue and Broadway, and Upper Rockridge, where streets climb toward Claremont Avenue and the hills. Temescal Creek runs through the area, and the Rockridge-Temescal Greenbelt follows part of its course.
Rockridge BART station sits on College Avenue, and AC Transit buses run along College Avenue and Broadway. Highway 24 leads to the Caldecott Tunnel and Contra Costa County, and Highway 13 and Interstate 580 are a short drive away. Many buyers compare blocks by walking distance to the station, and parking rules vary by street, so ask about permits for any address you are considering. For the wider region, see our Bay Area real estate guide.
Residential Overview
Property Types
Rockridge housing is largely single-family and shaped by early twentieth-century styles.
Early twentieth-century houses
Craftsman bungalows, Edwardian and Colonial Revival houses, Tudor Revival cottages, Mission and Spanish Revival homes and shingle-style houses on the upper blocks.
Along College Avenue
Condominiums sit above and behind the shops on College Avenue and Broadway.
Side-street multi-unit buildings
Duplexes and small apartment buildings appear on some side streets.
Lots and original detail
Many lots are narrow, garages can be tight, and older homes often combine original details such as built-ins and leaded glass with updated kitchens and baths.
Market Trends
Well-presented homes close to College Avenue can draw multiple offers, and listing agents often set a deadline for offers after an open house weekend. Homes on busier streets near Broadway or Highway 24 may take longer and negotiate differently. Supply of single-family homes is limited because the neighborhood is largely built out, so new listings tend to be watched closely. Condominiums often trade on a separate rhythm, and spring typically brings more listings. The data suggests checking days on market for the specific street instead of relying on a neighborhood average.
Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)
Median price per square foot:
$885
Rockridge generally sits in the upper tier of Oakland's price range, and pricing within the neighborhood tracks block location, lot size, condition and distance to College Avenue or the BART station. Updated homes with off-street parking and usable yard space price differently from original-condition houses on busier streets. Condominiums offer a lower entry point to the neighborhood, though homeowners association dues and reserve funding deserve a close read.
Median sale price:
$1,652,500
We plan to compare each property against recent sales on the same street and the next street over. The Market Snapshot below is a neighborhood-level illustration, not a prediction for a specific sale. Ask about the East Bay Municipal Utility District's private sewer lateral requirements and Oakland's tiered transfer tax before settling on a budget.
Time from listing to closing:
35 days
Measured from the listing date to the recorded sale, so it includes the escrow period and runs longer than a days-on-market figure.
Asking rent (monthly):
$2,987
Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Rockridge Real Estate FAQs
Most homes are single-family houses from the early 1900s, including Craftsman bungalows, Edwardian and Colonial Revival houses, Tudor Revival cottages and Mission-style homes. Condominiums sit along College Avenue and Broadway, and a few duplexes and small apartment buildings appear on side streets. Lots are often narrow and garages tight, so we usually ask early how much parking, yard space and renovation work you want to take on.
The neighborhood pairs a BART station with a continuous commercial street, so errands, cafes, bookstores and transit sit along one corridor. It also sits against the Oakland hills and Temescal Creek, which gives some streets more tree cover and slope than others. Rockridge shares edges with Berkeley, Temescal and Montclair, so it is common to compare all four before narrowing a search. Our Montclair real estate guide covers the hill side of that comparison.
For houses, review the foundation, sewer lateral, electrical service, roof and any seismic retrofit work, and confirm that past permits match what was built. For condominiums, read the association budget, reserve study and meeting minutes. Many Rockridge homes were built before modern codes, so a general inspection plus specialist visits can be worth the cost. Your inspector and attorney should confirm details for a specific property.
Competition is often higher for updated homes near College Avenue and the BART station, where several offers are possible. Homes needing work or located on busier streets may take longer. The data suggests that timing, price positioning and offer terms all matter. We plan to review recent sales on the same blocks with you, explain how nearby offers were structured, and help you decide how much flexibility to build into yours.
The Rockridge-Temescal Greenbelt and Frog Park are inside the neighborhood, and the Temescal Regional Recreation Area is a short trip into the hills. Many houses have small private yards, and some upper-block lots have views or slope. Visit at different times of day to see how far a specific address sits from the green space you plan to use, and what the walk looks like.
We start with your budget, timeline and the commute you need, then share comparable sales and walk through disclosures for each property. We plan to tour homes with you block by block and explain trade-offs such as lot size, parking and condition.
