Presidio Heights
Presidio Heights real estate covers a residential neighborhood on the northwest side of San Francisco, set between the Presidio parklands to the north, Arguello Boulevard to the west, California Street to the south and Presidio Avenue to the east. Most homes date from the early 1900s, and many are in the Edwardian style, standing on residential streets. Two commercial corridors, Sacramento Street and California Street, supply most of the neighborhood’s shops and restaurants.
The neighborhood’s name predates the 1906 earthquake, and its position at the edge of the Presidio shapes much of daily life: trails, playgrounds and open meadows begin a short distance from many front doors. Sacramento Street’s low-rise shopping blocks run through the middle of the neighborhood, and the 1 California bus runs along its southern edge. Pacific Heights lies immediately east across Presidio Avenue, while Laurel Heights and the Richmond District sit to the south and west.
About Presidio Heights
Presidio Heights developed as a residential district in the decades around the 1906 earthquake, and the housing stock still reflects that period, with Edwardian architecture most common. Buyers tend to think of the neighborhood in a few parts: the Sacramento Street corridor, the blocks along Pacific Avenue and Jackson Street near the Presidio wall, the residential streets around Washington and Clay Streets, and the California Street edge near Laurel Village, a shopping center on the former Laurel Hills Cemetery site.
Transit includes the 1 California bus along California Street, and the neighborhood sits close to the Presidio’s trail network and the approach to the Golden Gate Bridge. Parking and garage access vary by block, so buyers often ask about them early. The Presidio Trust and San Francisco Recreation and Parks both manage open space within a short distance, which gives the area a mix of city streets and park settings.
Residential Overview
Property Types
Presidio Heights includes Edwardian and other early 1900s buildings, with later infill and remodels among the originals.
Houses and flats
Edwardian and other early 1900s single-family houses along with flats, apartment buildings and two-to-four unit buildings.
Condominiums
A condominium gives each owner a separate deed, usually with a homeowners association.
Tenancy in common
A TIC means co-owners share one deed and divide the units through a written agreement. TICs can be financed differently from condominiums, so lender terms, the agreement and any plan to convert to condominium status all deserve review.
Stock cooperatives
In a few cases, buildings here are stock cooperatives.
Market Trends
Presidio Heights is a small market, and supply is typically limited, particularly for single-family houses. Well-priced homes with garages, updated systems and good light tend to draw the most attention, while homes that need work or sit on busier streets may take longer. The data suggests that competition varies more by block and property type than by neighborhood as a whole. Buyers often compare this area with Pacific Heights real estate, Presidio Heights real estate and Marina District real estate, each of which has a different relationship to the waterfront, the Fillmore and Union Street corridors and the Presidio. Our Bay Area real estate guide places those comparisons in a wider regional context.
Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)
Median price per square foot:
$1,609
Single-family houses in Presidio Heights typically sit in the multi-million-dollar range, while flats and condominiums offer lower entry points on the same streets. Price differences often come from lot size, garage parking, renovation level, light and views toward the Presidio and the Golden Gate. A house with a deep rear yard on a block near the Presidio wall can look very different on paper from one of similar size near a busier cross street.
Median sale price:
$4,582,500
Half of sales closed above this figure and half below, across every property type together. For a specific block or building, an agent can pull comparable recent sales.
Days on market:
11 days
The median home went into contract about 11 days after listing, and the median sale closed at roughly 101% of its list price.
Asking rent (monthly):
$4,672
Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Presidio Heights Real Estate FAQs
Presidio Heights has Edwardian and other early 1900s single-family houses along with flats, condominiums, apartment buildings and two-to-four unit buildings. Some buildings are held as tenancy-in-common (TIC) properties, and a few are stock cooperatives. Because the neighborhood is small, the mix on any one block can differ sharply from the next, so we typically look at lot size, garage access, light and building condition together rather than relying on the neighborhood name alone.
Its edge-of-the-Presidio setting and its Edwardian streetscape. Trails, meadows and playgrounds begin at the northern boundary, Sacramento Street supplies a shopping and dining corridor within the neighborhood, and the 1 California bus runs along California Street. Buyers comparing it with nearby areas often note how directly the Presidio shapes the northern blocks, while the southern blocks near California Street have more day-to-day shops and services within a short walk.
Presidio Heights buildings with several units may be owned as condominiums or as TICs. A condominium comes with its own deed and an association, while a TIC puts everyone on one deed, with a written agreement setting out who uses which unit and what happens if an owner wants to leave. Lenders may treat TIC loans differently, and converting a TIC to condominiums depends on San Francisco conversion rules that have shifted over time. We plan to have your attorney and lender review the agreement, budget, reserves and any assessments alongside the disclosures before you commit.
Competition varies by property type. Single-family houses are scarce, and well-priced houses with garages and updated systems often draw several offers, while condominiums and flats can behave differently from block to block. Presentation, parking and condition tend to matter, and 2026 has been active but not as frenzied as 2021 and 2022. Pre-approval and an early review of disclosures typically help.
The Presidio borders the neighborhood to the north, with trails, meadows and Presidio Tunnel Tops about a mile away. Presidio Wall Playground Park sits at Pacific Avenue and Spruce Street on the northern edge, and Mountain Lake Park is just over half a mile west of the western edge, in the Richmond District. Some houses have rear yards, while flats and condominiums may rely on shared gardens or the nearby parks, so we suggest walking a few routes before deciding.
The Best Coast Collective, founded by Blakely Hull, starts with the block and the building. In Presidio Heights, that typically means reading disclosures closely, walking the streets near the Presidio and Sacramento Street, and explaining how houses, condominiums, TICs and cooperatives differ before an offer is drafted. We plan to build the offer strategy around the specific property. This page is a neighborhood guide, not a listing search, so the first step is a conversation about your priorities.
Blakely Hull founded The Best Coast Collective as a San Francisco real estate team. If you are weighing a purchase or sale in Presidio Heights, read more about our team or contact us to talk through the neighborhood, the ownership structures and the next steps.
