Pacifica

Pacifica real estate is coastal real estate, with all that implies. The city stretches along the Pacific side of the San Francisco Peninsula between San Francisco and Half Moon Bay, and Highway 1 runs through it. Fog, wind and ocean light shape daily life, and the town carries the nickname fog capital of California. Hillsides rise from the shoreline on the east, beaches and headlands define the west, and roughly a dozen neighborhoods are strung along the coast from Fairmont in the north to Pedro Point in the south.

Housing is mostly single-family, from post-war tract homes in Linda Mar and Park Pacifica to older beach cottages and bungalows in Sharp Park and Pedro Point, with a smaller number of condominiums and apartment buildings. Pacifica’s own concerns, from fog and salt air to coastal bluffs, creeks and slopes, matter as much as price. This guide explains how those factors vary by neighborhood and what we plan to check with you before you buy or sell.

About Pacifica

Pacifica incorporated in 1957 by joining nine unincorporated communities, several of which began as stops on the Ocean Shore Railroad. The Sánchez Adobe, built in 1846, still stands on Linda Mar Boulevard, and the Portolá expedition first sighted San Francisco Bay from Sweeney Ridge in 1769. Neighborhoods from north to south include Fairmont, Westview, Pacific Manor, Edgemar, Sharp Park, Fairway Park, Vallemar, Rockaway Beach, Pedro Point, Linda Mar, Park Pacifica and Terra Nova. Over the ridge, San Bruno real estate offers BART access, while Millbrae real estate and Burlingame real estate lie farther east.

Pacifica has no BART or Caltrain station. Highway 1 is the main route north toward Daly City and San Francisco, and south through the Tom Lantos Tunnels beyond Pedro Point toward Montara and Half Moon Bay. Sharp Park Road climbs over the ridge toward Skyline Boulevard, and SamTrans buses provide local and regional service. Buyers should test commutes at actual commute hours, since only a few roads carry most of the traffic.

Residential Overview

Property Types

Pacifica's housing runs from post-war tracts to older beach cottages.

Post-war tract homes

Post-war ranch and split-level tract homes in Linda Mar, Park Pacifica and many hillside neighborhoods.

Beach cottages and bungalows

Older beach cottages and bungalows in Sharp Park, Rockaway Beach and Pedro Point.

Condominiums and apartments

A smaller number of condominiums, townhomes and apartment buildings scattered along the main roads.

Ownership and the coastal zone

Ownership is usually fee-simple single-family or condominium within an association, and tenancy-in-common and co-op structures are uncommon. Parcels inside the coastal zone carry additional permitting considerations for building and remodeling.

Market Trends

Pacifica's market moves with the season and with commute tolerance. Homes with ocean views, walkable beach access or recent updates draw the most interest, and spring and summer tend to be busier than the foggy months. Homes here typically take a little longer to sell than in the inner Peninsula cities, and fewer sales close far above the list price. Hillside, bluff and creek-side properties each need extra checks. Coastal erosion deserves particular attention. Bluff retreat along parts of the Esplanade has led to cliffside apartment buildings being demolished and has put other homes at risk. Buyers near bluffs should review geotechnical reports, setback rules and Coastal Commission permit requirements, and parcels near San Pedro Creek may sit in flood zones. Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)

Median price per square foot:

$914

Pacifica typically prices below the inner Peninsula cities across the ridge, with the biggest differences driven by ocean proximity, views, condition and exposure to wind and fog. Ocean-view and oceanfront properties tend to command premiums but also carry the most due diligence, while homes set back from the bluffs and the surf line price differently.

Median sale price:

$1,297,000

Maintenance is a real part of cost. Salt air, damp and wind affect roofs, siding, decks and windows, and insurance for bluff-top or creek-side parcels can differ from inland coverage. We plan to look at carrying costs alongside the purchase price.

Time from listing to closing:

40 days

Measured from the listing date to the recorded sale, so it includes the escrow period and runs longer than a days-on-market figure.

Asking rent (monthly):

$3,594

Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Neighborhood Map

Pacifica Real Estate FAQs

Most Pacifica homes are single-family houses. Linda Mar, Park Pacifica and many hillside areas feature post-war ranch and split-level homes, while Sharp Park, Rockaway Beach and Pedro Point include older cottages and bungalows. Condominiums, townhomes and apartment buildings are fewer and sit mostly along the main roads. Ocean views, lot slope and distance from the surf line vary widely, so we start by narrowing the neighborhood and the type of setting you want.

Pacifica is on the open Pacific, with its own weather: cool summers, frequent fog, wind and drizzle. It has no BART or Caltrain station, long beaches, headland trails and a string of distinct neighborhoods, from Sharp Park to Pedro Point. Highway 1 is the main route in and out. Cities across the ridge, such as San Bruno and Millbrae, are warmer, more transit-oriented and closer to SFO.

Start with the ground: review geotechnical reports and setback rules for bluff-top lots, check flood zone maps near San Pedro Creek and look at slope and drainage on hillside parcels. Confirm whether the property sits in the coastal zone and what permits that implies. Ask insurers about coverage, and inspect roofs and siding for salt and damp damage. Proposition 13 generally sets property tax at about 1% of the assessed purchase price.

Competition is generally lighter than in the inner Peninsula but varies by property. Updated homes with ocean views or easy beach access can draw several offers, especially in spring and summer, while homes needing work or sitting on challenging slopes tend to take longer. Inventory is limited. We plan to review nearby sales with you, price the specific setting rather than the city average, and help you move when a good fit appears.

Outdoor space is the city’s defining feature. Pacifica State Beach is the main surf beach, Sharp Park Beach sits just north, and Mori Point, Pedro Point Headlands and Sweeney Ridge offer headland and ridge trails with ocean views. Weather changes fast, so layers are useful in every season. Many homes have small yards, and wind and fog affect how usable outdoor space is from one neighborhood to the next.

We visit streets in fog and in sun, at commute hours and on weekends, so you can judge noise, wind and traffic. We pull geotechnical, flood and permit information early for bluff, hillside and creek-side homes, compare nearby sales and help you prepare an offer. This site is a neighborhood guide rather than a listing search, so we work through the options with you directly.
