Piedmont
Piedmont real estate belongs to a separate city of under two square miles that sits entirely inside the boundaries of Oakland, in the hills above Lake Merritt. Incorporated in 1907, Piedmont runs its own city hall, police and fire departments, public works and recreation programs, so services, permits and local rules can differ from those on the surrounding Oakland blocks. Streets curve through the hills, and homes sit on a mix of flat and sloped lots, many with mature trees and views toward the Bay.
This page covers Piedmont housing, civic life and nearby amenities, and it links to the areas buyers often compare, including Montclair real estate, Rockridge real estate and Oakland real estate overall. The Best Coast Collective is a San Francisco real estate team founded by Blakely Hull. We plan to help you understand how city boundaries change taxes, permit rules and where services come from, because those details are easy to miss on a listing sheet.
About Piedmont
Piedmont began as a resort area with mineral springs in the nineteenth century and became a residential community as streetcar lines connected it to Oakland. The city incorporated in 1907 and has stayed small, with a civic cluster around Highland, Magnolia and Vista Avenues that includes city hall, the recreation department and Piedmont Park. Neighborhood names are less formal than in Oakland, and people often orient by park or street instead, such as Piedmont Park, Dracena Park, Grand Avenue or the Hampton Road area.
Piedmont has no BART station of its own. Nearby options include the MacArthur and Rockridge stations in Oakland, and AC Transit buses serve the area. Many drivers reach Highway 24, Interstate 580 and the Bay Bridge within a few minutes. Piedmont Avenue, a commercial strip with cafes, bookstores and a library branch, lies just outside the city line in Oakland. For the wider region, see our Bay Area real estate guide.
Residential Overview
Property Types
Piedmont's housing is predominantly single-family, with a smaller number of condominiums and multi-unit buildings.
House styles
Tudor Revival, Mediterranean and Spanish Colonial Revival, Colonial Revival, Craftsman, Mission, French Provincial and mid-century modern houses, along with custom architecture.
Condominiums and multi-unit buildings
A smaller number of condominiums and multi-unit buildings sit among the houses.
Lot size
Lot size varies widely, from compact lots on flatter streets to larger hillside parcels with retaining walls, terraces and view decks.
Records to ask for
Ask for the title report and city records on any home, since special assessments or district charges may apply to some streets.
Market Trends
Inventory is thin because the city is small and fully built out, so a handful of listings can shape the whole market in a given month. Updated homes priced to the neighborhood often draw several offers, while homes needing work or on steeper lots may take longer. Offer deadlines are often set in advance, so being ready to view quickly matters. Because sales volume is low, the data suggests treating any average with caution and reading individual comparable sales instead. We plan to pull sales from the same street and the same side of the hill, since a few blocks can change view, light and slope.
Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)
Median price per square foot:
$1,188
Piedmont prices typically sit above Oakland's citywide figures, and the range inside the city is wide. Entry points tend to be smaller homes on flatter streets and condominiums, while larger hillside and view properties sit at the upper end. Condition, lot size, view orientation and remodeling history all influence price, so comparing the same street matters more than comparing cities.
Median sale price:
$2,829,000
Because Piedmont is its own city, you may find a municipal parcel tax and different permit rules for remodels, additions and tree removal than in Oakland, along with a city transfer tax. We plan to ask the escrow officer for current figures and to review the city's permit history before you commit.
Time from listing to closing:
27 days
Measured from the listing date to the recorded sale, so it includes the escrow period and runs longer than a days-on-market figure.

Piedmont Real Estate FAQs
Most homes are single-family houses on hillside and flatter streets, in styles such as Tudor Revival, Mediterranean, Colonial Revival, Craftsman and mid-century modern. A smaller number of condominiums and multi-unit buildings exist. Lots vary widely, and many hillside lots involve retaining walls, stairs and sloped yards. We usually ask early how much slope, renovation work and yard maintenance you are comfortable taking on.
Piedmont is its own incorporated city, so it has its own city hall, police and fire departments, recreation programs, permitting and local taxes. Oakland surrounds it on every side, and the line between the two can be a single street. That means two homes a block apart may fall under different rules. Our Oakland real estate guide explains the larger city around it.
Review the title report for easements and special assessments, and ask for the city’s permit history to confirm that past work was approved. On hillside lots, ask about retaining walls, drainage and slope stability, and look closely at foundations and seismic retrofits. Ask how private sewer lateral rules apply, and ask about the fire hazard zone and insurance options. Your inspector and attorney should confirm the details for a specific property.
Inventory is limited, and updated homes that are priced to the neighborhood can draw several offers. Homes needing work or on steeper lots may take longer. Because sales volume is low, the data suggests that one or two recent sales can shift how a street compares. We plan to review comparable sales with you and explain how offers were structured nearby, so you can decide how much flexibility to build in.
Piedmont Park, Dracena Quarry Park and the community pool are inside the city, and the Piedmont Recreation Department lists tennis and other programs. Many homes also have private yards, terraces or view decks. Beyond the city line, Rockridge and Oakland’s regional parks add more options. Visit at different times of day to see how far a specific address sits from the green space you plan to use.
We start with your budget, timeline and the commute you need, then share comparable sales and walk through disclosures for each property. We plan to tour homes with you block by block and explain trade-offs such as slope, parking and condition.
