Burlingame Real Estate Agent
Burlingame real estate is organized around two parallel main streets, Burlingame Avenue and Broadway, set about a mile apart on the bay side of the Peninsula. The city sits between San Mateo to the south and Millbrae to the north, with Hillsborough rising along its western edge and a long stretch of shoreline to the east. Tall eucalyptus trees, planted by an early landowner, still stand in parts of town, and the historic Caltrain depot marks the edge of the Avenue’s shopping blocks.
The housing is mostly single-family, in Spanish Revival, Tudor, Craftsman and Mediterranean styles, with condominiums and small apartment buildings closer to the two commercial districts. Neighborhoods include Burlingame Park, Burlingame Gardens, Easton Addition, Ray Park, Lyon Hoag and Burlingame Terrace, each with its own lot sizes and street feel. This guide explains how those areas differ and what we plan to check with you before you buy or sell.
About Burlingame
Banker William Ralston named Burlingame in 1868 for his friend Anson Burlingame, a U.S. ambassador to China. Lots sold quickly after the 1906 San Francisco earthquake, and the town incorporated in 1908. In 1910 it annexed neighboring Easton, which is now the Easton Addition. Other named areas include Burlingame Hills, Oak Grove Manor, Country Club Manor and Burlingame Village. Next door, Hillsborough real estate offers far larger lots, while San Mateo real estate to the south has a bigger downtown.
Burlingame station, a depot listed on the National Register of Historic Places, serves Caltrain, and BART is a short drive away at the Millbrae station in Millbrae. U.S. 101 and El Camino Real (Highway 82) cross town, Interstate 280 runs along the western side, and SamTrans buses provide local service. San Francisco International Airport is one of the closest major airports to any Peninsula city, which helps with travel and also means buyers should check aircraft noise at different times of day.
Residential Overview
Property Types
Single-family homes dominate.
Older blocks
Older blocks in Burlingame Park and near the Avenue typically feature Spanish Revival, Tudor and Mediterranean architecture, alongside Craftsman bungalows and post-war ranch houses.
Condominiums and townhomes
Condominiums and townhomes cluster near Broadway, Burlingame Avenue and El Camino Real.
Two-to-four unit buildings
Small two-to-four-unit buildings appear in the blocks around downtown.
Ownership
Ownership is usually fee-simple or condominium. Tenancy-in-common and co-op arrangements are uncommon, so most due diligence centers on the house itself and, for condominiums, the association.
Market Trends
Competition in Burlingame tends to follow walkability. Single-family homes within a few blocks of the Avenue or Broadway often draw multiple offers, particularly when they are updated and priced to recent sales, while condominiums and homes on busier streets can take longer. Inventory is limited in most months, and the data suggests that many sales close above the list price when the market is active. Streets differ even within a single neighborhood: eucalyptus-lined blocks, creek-side lots and the rise toward the western hills each carry different maintenance and insurance considerations. For wider context, see our Bay Area real estate guide.
Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)
Median price per square foot:
$1,501
Burlingame typically prices above neighboring San Mateo and Millbrae for comparable homes, with the widest range between condominiums near Broadway and single-family houses in Burlingame Park and the hills toward Hillsborough. Lot size, remodel quality and walking distance to Burlingame Avenue or a Caltrain stop are the main drivers of value from one block to the next.
Median sale price:
$2,900,000
Aircraft noise and proximity to El Camino Real or the freeway can narrow the premium on otherwise similar homes, so we pair price comparisons with a visit at different times of day rather than relying on the address alone.
Time from listing to closing:
35 days
Measured from the listing date to the recorded sale, so it includes the escrow period and runs longer than a days-on-market figure.
Asking rent (monthly):
$4,119
Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Neighborhood Map
Burlingame Real Estate FAQs
Most Burlingame homes are single-family, with Spanish Revival, Tudor, Craftsman and Mediterranean houses on older blocks and ranch-style homes on later ones. Condominiums and townhomes sit near Broadway, Burlingame Avenue and El Camino Real, and a few small multi-unit buildings appear around downtown. Lot sizes grow toward the western hills. We usually begin by narrowing the neighborhood and the type of home, since those two choices shape nearly everything else.
Burlingame has two separate walkable shopping districts, Burlingame Avenue and Broadway, rather than one center, plus a historic Caltrain depot and a long bayfront. It borders Hillsborough, San Mateo and Millbrae, each with a different pattern of lots and transit. Its closeness to SFO is a convenience for travel and a factor to weigh on specific blocks, which is why we visit streets rather than judge them from a map.
On older homes, review permits for past remodels, foundation and drainage condition, sewer laterals and electrical systems. Check seller disclosures for aircraft noise and flood-zone status, particularly near the shoreline and creeks. For condominiums, read the association budget, reserves and assessments. California’s Proposition 13 framework generally sets property tax at about 1% of the assessed purchase price, plus any local assessments on the parcel.
Competition depends on the block and the condition of the home. Updated single-family houses near Burlingame Avenue or Broadway frequently receive several offers, while condominiums and homes on busier streets may sit longer. Inventory is typically limited, so timing matters. We plan to review recent sales on the specific street with you, and to have financing and inspection plans ready before you tour, so you can move when the right home appears.
Washington Park is the central green space, with a playground, picnic lawns and courts beside downtown. Ray Park serves the western residential blocks, and Bayside Park gives a flat Bay Trail path along the shoreline. Many single-family lots have mature trees and backyards, though sizes vary by neighborhood. Hillsborough’s larger lots and the Peninsula’s regional trails are a short drive away for buyers who want more room.
We begin with how you move through a typical week: your commute, whether you want to walk to the Avenue or Broadway, and how much aircraft or street noise you can live with. Then we tour blocks first and homes second, compare nearby sales, and flag condition questions early. This site is a neighborhood guide rather than a listing search, so we work through the options with you directly.
Blakely Hull and The Best Coast Collective work block by block across Burlingame and the northern Peninsula. If you are thinking about buying or selling, contact us and we will start with your timeline.
