Larkspur Neighborhood Guide Real Estate Agent

Larkspur real estate sits at the foot of Mount Tamalpais where Corte Madera Creek meets the bay, in a compact city whose downtown runs along Magnolia Avenue. Streets near downtown carry older cottages and bungalows on small lots, the wooded hillsides above hold houses that step up toward Baltimore Canyon, and the waterfront side of town around Larkspur Landing is a different world of ferry service, a train station and clustered townhomes and condominiums. Few Marin cities fit so many settings into so small an area.

That variety shows up in daily routines as much as in the homes. Some blocks are an easy walk to Magnolia Avenue’s cafes, others sit against the creek or the hillside, and the Larkspur Landing area is oriented around the ferry terminal and the SMART station. This page describes how those pockets differ so buyers and sellers can ask better questions about a specific street.

About Larkspur

Larkspur grew up as a railroad and shipping town on Corte Madera Creek, and the downtown grid near Magnolia Avenue still reflects that era. The city sits beside Corte Madera Creek and the flood zones along it, so drainage and creek setbacks come up often in local conversations. Piper Park, Remillard Park and the creek-side pathway give the town a thread of open space running through the flats, while the hillsides rise toward Baltimore Canyon and Mount Tamalpais.

Transportation is a defining feature. Golden Gate Ferry service runs from Larkspur Landing to San Francisco, SMART train service stops at the same area, and Golden Gate Transit and Marin Transit buses connect to Highway 101. Neighboring Corte Madera real estate, San Rafael real estate and Mill Valley real estate each offer a different mix of commute and housing, and we compare them with buyers who are choosing among towns along the corridor.

Residential Overview

Property Types

Larkspur runs from downtown cottages to hillside houses above Magnolia Avenue.

Near downtown

Older Craftsman cottages and bungalows cluster near downtown.

The hillsides

Above Magnolia Avenue, a mix of mid-century and newer custom houses.

Larkspur Landing and the flats

Condominiums and townhomes, many within a short walk of the ferry and the train.

Private roads, creek and ownership

Some hillside lots sit on private roads or shared driveways, and homes near Corte Madera Creek raise flood zone and creek-setback questions. Tenancy-in-common ownership is uncommon here, while homeowners associations are common in the townhome and condominium developments.

Market Trends

Larkspur is a small market, so the data suggests that a handful of sales can shift the averages in any month. Updated homes within walking distance of Magnolia Avenue typically draw the most competition, while homes near busy roads or in flood-prone pockets tend to take longer. Spring tends to bring more activity, though the pattern changes from year to year. Blocks differ in ways a city-wide figure hides. Low-lying streets near the creek and shoreline deal with king tides and winter storms, which is why the city has pointed residents to self-serve sandbag locations, while hillside streets raise wildfire and slope questions. We read each street on its own terms.

Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)

Median price per square foot:

$1,269

Larkspur sits toward the upper-middle of the Marin range, as the snapshot below illustrates. Within the city, lot size, hillside views, proximity to Magnolia Avenue and whether a home sits in a flood zone can move value sharply. Condominiums and townhomes near Larkspur Landing generally price below the single-family houses on the hillside streets.

Median sale price:

$2,380,000

Older cottages near downtown often come with small lots and renovation questions, while newer or updated homes in quiet pockets carry higher premiums. We encourage buyers to look at insurance, drainage and the age of systems alongside the asking price.

Time from listing to closing:

57 days

Measured from the listing date to the recorded sale, so it includes the escrow period and runs longer than a days-on-market figure.

Asking rent (monthly):

$4,469

Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Larkspur Real Estate FAQs

Larkspur offers older Craftsman cottages and bungalows near downtown, mid-century and newer custom houses on the hillsides, and condominiums and townhomes around Larkspur Landing and the creek-side flats. Some hillside lots sit on private roads or shared driveways, and homes near Corte Madera Creek raise flood zone questions. Because the city is compact, the mix changes quickly from block to block, so we usually tour two or three pockets before a buyer narrows a search.

Larkspur combines a walkable Magnolia Avenue downtown, a ferry and train hub at Larkspur Landing, and wooded hillsides leading toward Baltimore Canyon, all inside a very small city. Few Marin towns offer a ferry to San Francisco and a trailhead leading toward Mount Tamalpais within the same boundaries. Compared with San Rafael real estate, which is much larger and more varied, Larkspur is compact. For a wider view, see our Bay Area real estate overview.

For condominiums and townhomes, we review association dues, reserve studies and meeting minutes. For houses near Corte Madera Creek or the shoreline, we look at flood zone status, creek setbacks and insurance quotes. Hillside lots call for a look at retaining walls, drainage, defensible space and slope conditions. Some streets rely on private roads or shared driveways, so we confirm who maintains them. We plan to go through these documents with buyers before they commit.

Larkspur is small, so competition tends to be uneven. The data suggests that updated homes within walking distance of Magnolia Avenue or the ferry typically draw the most interest, while homes needing work, on busy roads or in flood-prone pockets can take longer. In a city this small, a few sales can swing the averages shown above. We study recent comparable sales street by street and discuss pricing, timing and contingencies with each buyer or seller.

Piper Park and Remillard Park are the main city parks, and Remillard Park is the Larkspur entry to the Corte Madera Pathway, which follows the creek toward Ross. The Dawn Falls Trail leads to a 30-foot waterfall at the edge of the Baltimore Canyon preserve, whose fire roads continue toward Mount Tamalpais beyond the city limits. Many hillside homes also have decks, terraces or gardens that serve as everyday outdoor space.

We start by learning how you plan to use the home, whether the ferry, the train or the highway will be your route, and how you feel about hillsides or creek-side lots. From there we typically compare the downtown, hillside and Larkspur Landing pockets, review recent sales and disclosures, and we plan to raise creek, flood and slope questions before you make an offer. The team keeps each conversation specific to the street in question and does not promise any particular result.
