Cole Valley
Cole Valley real estate is concentrated in one of San Francisco’s smallest neighborhoods, a compact district where about three blocks of shops and cafes along Cole Street are surrounded by homes that climb the nearby slopes. Golden Gate Park forms the northern edge, Stanyan Street and the Sutro Forest lie to the west, and Tank Hill and Twin Peaks rise to the south. The streets are lined mostly with Victorian and Edwardian buildings, many divided into flats, mixed with small apartment buildings and, in places, single-family houses.
The neighborhood grew around the streetcar stop at the entrance to the Sunset Tunnel, where Carl and Cole Streets meet, and the N Judah light rail line still stops at that corner. From there, Haight-Ashbury, the Inner Sunset, the UCSF Parnassus Heights campus and Golden Gate Park are all close by. For buyers, that mix of a small commercial strip, steep residential blocks and fast access to the park shapes how one block compares with the next.
About Cole Valley
Cole Valley sits at the foot of Twin Peaks, tucked between Haight-Ashbury and the Inner Sunset. Its boundaries are generally described as Golden Gate Park to the north, Clayton Street to the east, Tank Hill and Twin Peaks to the south, and Stanyan Street and the Sutro Forest to the west. Within that footprint, buyers usually distinguish the Cole Street corridor between Carl Street and Parnassus Avenue, the residential blocks around Grattan and Alma Streets, and the hillside streets that rise toward Ashbury Heights, Clarendon Heights and Forest Knolls.
The N Judah line runs through the Sunset Tunnel from the Carl and Cole stop, and Muni bus routes 6 and 43 serve stops along Parnassus Avenue near UCSF. The Cole Street corridor has also become a venue for events. In 2025 the city created an entertainment zone along it, the first outside downtown, which lets participating bars and restaurants serve drinks outdoors during approved events such as Cole Valley Nights.
Residential Overview
Property Types
The housing stock is dominated by Victorian and Edwardian flats and two-to-four unit buildings.
Flats and two-to-four unit buildings
Victorian and Edwardian flats and two-to-four unit buildings make up most of the stock.
Houses and apartment buildings
A smaller number of single-family houses, mid-century apartment buildings and condominiums sit among them.
Condominiums
A condominium gives each owner a separate deed and typically comes with a homeowners association, monthly dues and shared reserves.
Tenancy in common
A TIC is a shared-title structure in which co-owners hold an undivided interest in the whole building and divide use of the units through a written agreement. TICs often price differently from comparable condominiums, and their financing, resale and co-owner agreements deserve careful review.
Market Trends
Cole Valley is a small market, which means a handful of listings can change the picture in any given month. Competition tends to be strongest for well-kept flats and condominiums close to Cole Street and for the occasional single-family house. The data suggests that timing, pricing and presentation all matter, but conditions vary by property. Nearby areas give buyers useful comparisons. Many people looking in Cole Valley also look at NoPa real estate, Hayes Valley real estate and Noe Valley real estate, each of which offers a different mix of housing stock, transit and street life. Our broader Bay Area real estate guide covers how San Francisco fits into the wider region.
Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)
Median price per square foot:
$1,297
Prices in Cole Valley generally reflect unit type before anything else. Single-family houses tend to price above flats and condominiums, and within a building the floor, light, views, outdoor space and parking can move value more than a few blocks of distance would.
Median sale price:
$2,250,000
Half of sales closed above this figure and half below, across every property type together. For a specific block or building, an agent can pull comparable recent sales.
Days on market:
13 days
The median home went into contract about 13 days after listing, and the median sale closed at roughly 117% of its list price.
Asking rent (monthly):
$5,351
Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Cole Valley Real Estate FAQs
Most Cole Valley homes are in older buildings: Victorian and Edwardian flats, two-to-four unit buildings and condominiums, with some tenancy-in-common (TIC) buildings and a smaller number of single-family houses. Mid-century apartment buildings appear as well. Because the neighborhood is small and steep, the details vary a lot from one street to the next, including ceiling heights, parking, outdoor space and the number of stairs to the front door.
Its scale. Cole Valley is a few blocks of shops, cafes and a hardware store where the N Judah line meets the hillside streets, with Golden Gate Park, Haight-Ashbury and the Inner Sunset all close by. Events such as Cole Valley Nights and the Cole Valley Fair use the same streets that are part of the daily routine. Buyers who compare it with other San Francisco neighborhoods often note that the commercial strip is shorter here, while park and transit access carry more of the weight in the decision.
In a condominium, you own your unit outright and share the building through a homeowners association. In a TIC, you and the other owners share one deed and divide the units through a TIC agreement, so your finances and decisions are tied to your co-owners. TICs may be financed differently from condominiums, sometimes with different rates or down payment requirements, and conversion to condominium status is limited in San Francisco and has changed over time. Before an offer, we plan to review the agreement, association budget, reserves, special assessments and disclosures with you, your lender and your attorney.
Competition varies by property. Because Cole Valley has relatively few homes, a well-presented flat or condominium near Cole Street can draw several offers, while homes with deferred maintenance or complicated ownership may sit longer. The data suggests that 2026 conditions are active but not as frenzied as 2021 and 2022. Buyers who arrive with financing in place, reviewed disclosures and a clear price ceiling typically have more flexibility when a good home comes up.
Grattan Playground sits inside the neighborhood, on Alma Street. Just outside it, Golden Gate Park forms the northern edge, Tank Hill Park offers a grassy hilltop with city views to the south, and Buena Vista Park rises across Haight Street in Haight-Ashbury. Mount Sutro and its forest are to the southwest, where Sutro Stewards organizes volunteer trail work. Many homes have little private outdoor space.
The Best Coast Collective, founded by Blakely Hull, plans to work with buyers at the block and building level before an offer is written. That typically includes reviewing disclosures, explaining ownership structures such as TICs and condominiums, and building an offer strategy that fits the specific property. This page is a neighborhood guide rather than a listing search, so the first step is a conversation about what you want from the neighborhood and how it compares with nearby areas.
