Bay Area Real Estate: Neighborhood & City Guides

Bay Area real estate is not one market. It is dozens of them, and the rules change street by street. A Victorian flat in San Francisco, a canyon lot in Mill Valley and a lagoon-side house in Foster City are bought and sold in different ways, with different paperwork and different things worth checking before an offer goes in. This page is the index to our guides for each one.

The Best Coast Collective is a San Francisco team led by founder Blakely Hull. We do not run a listing search here, because most buyers already have Zillow and Redfin open. What we publish instead is what those sites do not tell you: how a particular market actually behaves, what the housing stock is made of, and what we plan to look at with you before you write an offer. Start with your area below, or get in touch and we will point you at the right one.

How to use these Bay Area real estate guides

Every guide follows the same shape, so you can compare two places quickly. Each opens with what the area is and how it is laid out, then covers the property types and ownership structures you will actually encounter there, a qualitative read on pricing and competition, and an illustrative market snapshot. After that come the civic life of the place, the parks, shops and studios we send people to, and a set of questions buyers ask us most often about that market.

Market figures in the snapshots are illustrative and move month to month. When a number matters to a decision you are making, ask us and we plan to pull the current figure for that specific area and price band rather than quoting a page.

San Francisco

Our deepest coverage is in San Francisco, where the team works block by block. These guides cover what the housing stock is, how ownership is structured, and what we plan to check with you before an offer.

Marin

North across the Golden Gate, Marin trades on a different clock. Ferry and Highway 101 access, hillside and canyon lots, and towns small enough that a single street can set the tone for a whole market.

East Bay

The East Bay runs from the Oakland hills down to the flats and across to Alameda, with BART and the bridges shaping commutes. Housing ranges from Craftsman bungalows and brown-shingle homes to new mid-rise construction.

Peninsula and coast

South of the city the Peninsula follows Caltrain and the 101 and 280 corridors, with the coast on the other side of the hills. Lot sizes, terrain and town rules change noticeably from one city to the next.

Where we work in the Bay Area

Our service area runs north to San Rafael, east to Lafayette, south to Menlo Park and west to Pacifica. If the place you are looking at sits inside that line and does not have a guide yet, it is probably on the list to write, and we can still help you there in the meantime.

If you are buying for the first time, start with our first-time home buyer guide, then come back here for the area you are weighing. If you are selling, the area guide tells you how your block has been trading and what buyers in that market are comparing your home against.

Bay Area real estate FAQs

Do you cover the whole Bay Area? We work San Francisco, Marin, the East Bay and the Peninsula, from San Rafael down to Menlo Park and out to Pacifica. We do not take on listings outside that area, because the value we add is knowing blocks rather than regions.

Why is there no home search on this site? Buyers already search on Zillow and Redfin, and those sites do it well. Duplicating them would add nothing. What is harder to find is a straight read on a specific market and an agent who has worked it, which is what these guides are for.

How current are the market figures? The snapshot figures on each guide are illustrative of 2026 conditions and are not pulled live. For a current figure on a specific area, property type and price band, ask us and we plan to pull it.

Which area should I be looking at? That usually comes down to commute, the kind of building you want to own and what you are prepared to take on. Tell us those three things and we can narrow a list of thirty-six areas down to three.

Do you work with sellers as well as buyers? Yes. The same market knowledge that tells a buyer what to offer tells a seller what their home will be compared against and how to position it.

Not sure which area you are weighing?

Tell us the commute, the kind of building you want to own and what you are prepared to take on, and we can narrow thirty-six areas down to three. You can also meet the team first.
