Lafayette

Lafayette real estate covers a city of rolling oak-covered hills in Contra Costa County, California, on the east side of the Caldecott Tunnel from Oakland. Downtown runs along Mount Diablo Boulevard, with a BART station nearby, while homes spread across valleys and ridges on streets that curve with the terrain. Lafayette is one of the three Lamorinda cities, with Moraga and Orinda, and its housing ranges from mid-century ranch homes to custom houses on larger hillside lots.

This page explains how Lafayette’s housing, transit and civic life vary by area, and it links to the Oakland-side guides that many buyers compare it with, including Oakland real estate, Piedmont real estate and Montclair real estate. The Best Coast Collective is a San Francisco real estate team founded by Blakely Hull, and we plan to help you compare lot types, commute routes and hillside considerations before you tour.

About Lafayette

Lafayette was incorporated in 1968 and developed from orchards and ranches into a suburban city, with growth tied to the Caldecott Tunnel and, later, BART. It is commonly described by area, including downtown along Mount Diablo Boulevard and neighborhoods such as Happy Valley, Burton Valley, Springhill Valley and Reliez Valley. Streets in the flat parts of town follow a grid, while the hills hold winding roads, larger lots and views of Mount Diablo.

Lafayette is served by a BART station, and Highway 24 runs through the city and on through the Caldecott Tunnel to Oakland, which makes the commute a central question for buyers. Local buses also serve downtown. The Lafayette-Moraga Regional Trail, a paved 7.65-mile path run by the East Bay Regional Park District, follows St. Marys Road through the city, and Lafayette Reservoir is a short drive from downtown. For a wider view of the region, see our Bay Area real estate guide.

Residential Overview

Property Types

Lafayette's housing is mostly detached.

House styles

Mid-century ranch homes, Craftsman and Spanish-influenced houses, newer farmhouse-style and contemporary builds, and custom hillside houses on large lots.

Near downtown

Condominiums, townhomes and some mixed-use buildings sit near downtown.

Accessory dwelling units

Some lots hold a main house plus an accessory dwelling unit.

Hillside and utilities

Hillside homes often come with retaining walls, stairs, long driveways and decks, and some parcels use a septic system, so we plan to confirm utilities and permits on each property.

Market Trends

Competition varies by price tier and by area. Updated houses close to downtown and the BART station can draw several offers, while larger or custom hillside homes often move on a longer timeline. Supply tends to rise in spring, and listing agents often set offer deadlines when they expect heavy interest. Many buyers compare Lafayette with the Oakland hills and with the other Lamorinda cities, and each has its own rules, lot patterns and commute routes. We plan to walk through recent sales, offer terms and disclosures so you know what to expect before you bid.

Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)

Median price per square foot:

$857

Prices in Lafayette depend on lot size, hillside position, condition and how close a property sits to downtown or the BART station. Condominiums and townhomes near Mount Diablo Boulevard tend to sit toward the lower end, while larger houses on ridge and hillside lots sit toward the upper end. Updated and newer homes typically sell for more than houses needing work.

Median sale price:

$1,900,000

The Market Snapshot below is citywide and blends very different parts of town. The data suggests that a comparison with recent sales on the same street or in the same valley is more useful than a citywide average, so we plan to pull nearby sales and review them with you before you make an offer.

Time from listing to closing:

34 days

Measured from the listing date to the recorded sale, so it includes the escrow period and runs longer than a days-on-market figure.

Asking rent (monthly):

$3,372

Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Lafayette Real Estate FAQs

Most homes in Lafayette are detached. Expect mid-century ranch houses, Craftsman and Spanish-influenced homes, newer farmhouse-style and contemporary builds, and custom houses on hillside lots. Condominiums and townhomes are concentrated near downtown, and some properties have an accessory dwelling unit. Lot size, slope and age vary widely from valley to ridge, so we usually ask which lot types, commute routes and condition levels you want to compare before narrowing the search.

Lafayette combines a compact downtown on Mount Diablo Boulevard, a BART station, Highway 24 access and a large amount of open space in one Contra Costa County city. Lafayette Reservoir, the Lafayette-Moraga Regional Trail and Lafayette Community Park sit within the city or at its edge. Many buyers compare it with Piedmont real estate and with Oakland’s hill neighborhoods on lot size and commute, and our guides cover each.

Ask about the fire hazard severity zone, insurance availability, defensible space and roof and vent materials. Review retaining walls, drainage, soil and foundation conditions, and ask whether the property is on sewer or septic. Confirm permits for decks, additions and any accessory dwelling unit. Seismic retrofit and driveway access also matter on steep lots. Your inspector, insurance agent and attorney should confirm the details for a specific property.

Competition depends on price and location. Updated houses near downtown and the BART station can draw several offers, while larger hillside homes may sit longer and attract fewer buyers. The data suggests that condition and pricing relative to recent nearby sales are the strongest signals. We plan to review comparable sales with you, explain how nearby offers were structured, and help you decide how much flexibility to build into yours.

The city has Lafayette Reservoir, Lafayette Community Park and the Lafayette-Moraga Regional Trail, and the hills offer additional trails through regional open space. Many homes have private yards, and hillside lots often have decks and sloped grounds rather than flat lawns. Visit at different times of day to see how far a specific address sits from the trailheads you plan to use, and how steep the walk back is.

We start with your budget, timeline and commute, then share comparable sales and walk through disclosures for each property type. We plan to tour homes with you and explain trade-offs such as lot size, slope, access and age, and we coordinate inspections for hillside concerns.
