Oakland Real Estate Agent
Oakland real estate covers a large and varied part of Alameda County on the east side of San Francisco Bay, from the working waterfront at the Port of Oakland and Jack London Square to the wooded ridgelines of the Oakland hills. The city sits across the Bay Bridge from San Francisco, and BART, the ferry and several freeways connect the two. Because the city is so large, one street can look very different from the next district over: flat lakeside blocks, commercial corridors, hillside lanes and former industrial districts all share a single city name.
This page is a city overview. It points toward the neighborhood guides that go deeper, including Rockridge real estate, Montclair real estate and Trestle Glen real estate, and it explains how housing, transit and civic life differ across town. The Best Coast Collective is a San Francisco real estate team founded by Blakely Hull, and the notes below are meant to help you decide what to look at before you tour, make an offer or list a property.
About Oakland
Oakland was incorporated as a town in 1852, became a city in 1854, and grew as the western end of the transcontinental railroad took shape here in 1869. The city developed in layers: streetcar districts near the lake and along Telegraph and Piedmont Avenues, industrial areas near the estuary, and hillside neighborhoods that opened up as roads and tunnels improved. Today it is the seat of Alameda County, and people usually describe it by district, including Downtown and Uptown, Lake Merritt and Grand Lake, Temescal, Rockridge, Piedmont Avenue, Montclair, Laurel, Fruitvale and Jack London.
Transit is one of Oakland’s practical features. BART stops include 12th Street, 19th Street, Lake Merritt, MacArthur, Rockridge and Fruitvale, and both the Capitol Corridor train and the San Francisco Bay Ferry stop at Jack London Square. Interstates 580 and 880 and Highways 13 and 24 cross the city, and the Caldecott Tunnel links the hills to Contra Costa County. Commute times to San Francisco depend heavily on the station or on-ramp, so it helps to test a route at rush hour. For the wider region, see our Bay Area real estate guide.
Residential Overview
Property Types
Oakland's housing stock reflects each period of growth.
Period houses
Victorian and Edwardian cottages, Craftsman bungalows, Spanish Colonial and Mediterranean Revival homes, English Tudor Revival houses and mid-century ranch homes.
Condominiums and Art Deco buildings
Art Deco apartment buildings near the lake, condominiums in converted warehouses in Jack London and Uptown and in mid-rise buildings around Lake Merritt.
Duplexes to fourplexes
Duplexes, triplexes and fourplexes are scattered through the flatlands. Buyers of two to four unit buildings should ask about local tenant rules.
Hills and hazard zones
Buyers in the hills should ask about slope, drainage and fire hazard zones.
Market Trends
Competition in Oakland is uneven. Well-priced homes in the hills and in blocks near BART can draw several offers, while properties that need work, sit on busy streets or have unusual layouts may take longer to sell. Condominiums and multi-unit buildings often move on a different timeline than single-family houses. Inventory and interest rates shift month to month, so the data suggests reading a few weeks of recent sales on the specific streets you like instead of leaning on a citywide average. We plan to pull those comparable sales with you before any offer.
Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)
Median price per square foot:
$545
Prices in Oakland vary by district more than almost any other factor. Entry points tend to sit in the flatlands and in condominiums, while the upper end clusters in the hills and in blocks near Rockridge, Lake Merritt and Piedmont Avenue. Within one neighborhood, price often follows lot size, view, condition, parking and distance to a BART station or commercial corridor. The Market Snapshot below is citywide, so it blends very different markets, and a specific block can sit well above or below it.
Median sale price:
$814,750
Older homes can carry deferred maintenance, so budget for inspections of foundations, electrical service and seismic retrofits. The East Bay Municipal Utility District's private sewer lateral program may require testing or repairs at the time of sale, and Oakland levies a transfer tax that is tiered by price. Ask for the current schedule before you finalize a budget.
Time from listing to closing:
45 days
Measured from the listing date to the recorded sale, so it includes the escrow period and runs longer than a days-on-market figure.
Asking rent (monthly):
$2,758
Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Neighborhood Map
Oakland Real Estate FAQs
Oakland has a wide spread of housing, including Victorian and Craftsman houses in the flatlands, Tudor and Mediterranean Revival homes in the hills, mid-century ranch houses, condominiums in Uptown and Jack London, and small multi-unit buildings. The mix changes quickly from district to district. We usually start by asking which blocks, commute routes and building types you want to compare, then narrow the search from there. Our neighborhood guides for Rockridge and Montclair show how much one city can vary.
The city combines a working port, a downtown lake, a regional park system and a long ridgeline within one set of city limits. It also has several BART stations, a ferry terminal and a Capitol Corridor stop, which gives buyers more than one way to reach San Francisco. Distinct commercial corridors such as College Avenue, Piedmont Avenue, Grand Avenue and Telegraph Avenue each have their own mix of shops and restaurants, and they influence how nearby blocks feel. The separate city of Piedmont sits entirely inside Oakland’s borders, and our Piedmont real estate guide covers it.
For condominiums, review the homeowners association budget, reserve study, meeting minutes and any special assessments. For small multi-unit buildings, ask for rent rolls, lease terms and any notices, and learn how Oakland’s tenant protections apply before you write an offer. A sewer lateral certificate, a seismic review and an electrical inspection are worth scheduling during the contingency period. Your attorney and inspector should confirm the details for a specific property.
It depends on the district and the property. Homes in popular hill and BART-adjacent areas can attract several offers, while homes needing work or on busier streets may sit longer. The data suggests that competition also varies with the season and with interest rates. We plan to review recent comparable sales with you, explain how offers were structured nearby, and help you decide how much flexibility you want in your terms.
Oakland has Lakeside Park and the path around Lake Merritt, Joaquin Miller Park and Roberts Regional Recreation Area in the hills, and the Temescal Regional Recreation Area near the Rockridge and Montclair edge. Many streets also have small neighborhood parks and creekside paths. Because the city is large, it is worth visiting at different times of day to see how far a park actually sits from a specific address and which route you would take.
We start with a conversation about budget, timing and the commute you need to make. From there we plan to share comparable sales, explain the disclosures that matter for the property type, and tour homes with you block by block.
