Emeryville
Emeryville real estate sits in one of the smallest and most transit-connected cities on San Francisco Bay, a compact stretch of Alameda County of roughly a square mile between Berkeley to the north and Oakland to the south. Former rail yards and factories have given way to condominium buildings, converted lofts, townhomes and an open-air shopping district, with the Bay Trail and the Emeryville Marina along the water. An Amtrak station and a free shuttle tie the city to BART, and Interstates 80 and 580 pass along its edge.
This page explains how housing, transit and civic life in Emeryville differ from block to block, and it links to the neighboring guides, including Berkeley real estate to the north, Oakland real estate to the south and Rockridge real estate a short distance east. The Best Coast Collective is a San Francisco real estate team founded by Blakely Hull, and we plan to help you compare building types, association rules and commute routes before you tour.
About Emeryville
Emeryville began as an industrial and rail town on the bayshore and was incorporated in the 1890s. For much of the twentieth century it was known for factories and rail yards, and since the 1980s the city has redeveloped much of that land for offices, research space, retail and housing. The city is commonly described by district: the Triangle near San Pablo Avenue, the Park Avenue area, the Bay Street and Public Market area near the shoreline, and the Marina and Watergate area on the water.
Transit is a defining feature. The Emeryville Amtrak station at 5885 Horton Street serves the Capitol Corridor and other Amtrak trains, the free Emery Go-Round shuttle links the city with MacArthur BART seven days a week, and the free EmeryExpress runs to West Oakland BART. AC Transit routes including 7, 22, 27, 36, 57 and 72 also pass through. Interstates 80 and 580 and the Bay Bridge are a short drive away. For a wider view of the region, see our Bay Area real estate guide.
Residential Overview
Property Types
Emeryville's housing is mostly attached.
Condominium buildings
Condominium buildings run from mid-rise to tower scale.
Loft conversions
Loft conversions of former industrial and warehouse buildings, some with live/work designations.
Townhomes and older houses
Newer townhomes, and a small number of older detached houses and duplexes.
Associations and use rules
Nearly all condominiums and townhomes belong to an owners' association with monthly dues, so the governing documents, the reserve study and the annual budget matter as much as the unit itself. Live/work lofts can carry use restrictions, so we plan to confirm how a unit is classified and what it may be used for.
Market Trends
Because Emeryville has few detached houses, most activity is in condominiums and townhomes, and competition tends to be less intense than for single-family homes in nearby Berkeley or Oakland. Well-located units with parking and moderate dues can still draw several offers, while units in buildings with pending assessments or heavy rental activity often take longer to sell. New construction and resale units can sit side by side, and they often compete on different terms. We plan to explain what developers typically offer, what resale sellers typically accept, and how association financials can shift a unit's value from one building to the next.
Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)
Median price per square foot:
$531
Prices in Emeryville depend on building age, unit size, floor level, parking and association dues more than on street address. Smaller condominiums and lofts tend to sit toward the lower end for the East Bay, while larger townhomes and the few detached houses sit higher. Monthly dues are part of the cost of ownership, so we compare the total monthly cost of two buildings, not only the purchase price.
Median sale price:
$425,000
The Market Snapshot below is citywide and blends very different buildings. The data suggests that the closest comparison for a unit is another unit in the same building or a similar one nearby, which is why we plan to pull recent sales within the same complex and review them with you before you make an offer.
Time from listing to closing:
53 days
Measured from the listing date to the recorded sale, so it includes the escrow period and runs longer than a days-on-market figure.
Asking rent (monthly):
$3,104
Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Emeryville Real Estate FAQs
Most homes in Emeryville are attached. Expect condominiums in mid-rise and tower buildings, converted industrial lofts, some with live/work designations, and newer townhomes. A small number of older detached houses and duplexes remain, mostly away from the shoreline. Because supply is mostly condominiums, ownership involves an owners’ association, monthly dues and shared rules. We usually ask which building types, parking needs and commute routes matter most before narrowing the search.
The city is small, close to both Berkeley and Oakland, and unusually well served by transit for the East Bay, with Amtrak, free city shuttles to BART and several AC Transit routes. It also has a bayfront with a marina and the Bay Trail, a food hall at Public Market Emeryville and an open-air shopping district at Bay Street. Our Berkeley real estate guide covers the larger city just north.
Ask for the governing documents, the most recent budget, the reserve study, meeting minutes and any notices of special assessments or litigation. Confirm what the master insurance policy covers, rental restrictions, pet rules, and how parking and storage are assigned. For lofts, confirm the permitted uses and whether the unit is classified as live/work or residential. Your inspector, lender and attorney should review the details for a specific building.
Competition depends on the building and the unit. Condominiums with parking, moderate dues and healthy association finances can attract several offers, while units in buildings with pending assessments or high dues often sit longer. The data suggests that the details of each association matter as much as price. We plan to review recent sales within the same building with you and explain how offers were structured, so your own offer reflects what is actually happening nearby.
The city has Emeryville Marina Park on the waterfront, Shorebird Park near the Bay Trail, Doyle Hollis Park and the Emeryville Greenway, and Berkeley’s shoreline parks are a short drive north. Many condominiums have balconies or shared courtyards in place of private yards, and few homes have large lots. Visit at different times of day to see how far a specific building sits from the open space you plan to use.
We start with your budget, timeline and commute, then compare buildings on dues, association health, parking and unit layout. We plan to tour units with you and walk through the disclosures and association documents so you understand the monthly cost before you commit.
