San Rafael Neighborhood Guide Real Estate Agents
San Rafael real estate covers the largest city in Marin County and its county seat, a place that stretches from the San Pablo Bay shoreline in the east to the ridges above Terra Linda in the north and west. Downtown is organized along Fourth Street, with the SMART train station and a regional bus hub close by, while the neighborhoods fan out into hillsides, creek-side flats and waterfront lagoons. Because the city is so large, the housing stock and the commute change a great deal from one part of town to the next.
The Marin County Civic Center, designed by Frank Lloyd Wright, anchors the northern end of the city, and Highway 101 and Interstate 580 meet it from two directions, one toward the Golden Gate Bridge and one toward the Richmond-San Rafael Bridge. Streets near downtown carry older houses on small lots, the flats of Terra Linda hold mid-century neighborhoods, and the eastern edge turns to marinas and tidal creeks. We describe those differences so a buyer or seller can ask the right questions about a given block.
About San Rafael
San Rafael grew around Mission San Rafael Arcangel, founded in 1817, and the downtown grid still sits near the mission’s original site. Neighborhoods carry their own character. Gerstle Park and the Dominican area sit just west and north of downtown with older cottages and larger homes on tree-lined streets, Sun Valley and Terra Linda spread across the northern flats and foothills, and Peacock Gap and Loch Lomond sit on the eastern shoreline, with marinas and views across the bay.
For getting around, the SMART train and Golden Gate Transit and Marin Transit buses meet at the downtown transit center, and Highway 101 runs through the middle of the city. Drivers heading east reach the Richmond-San Rafael Bridge on Interstate 580. Neighboring Larkspur real estate, Corte Madera real estate and Mill Valley real estate sit along the same corridor to the south, and we compare them with buyers who are weighing central Marin as a whole.
Residential Overview
Property Types
San Rafael offers one of the widest ranges of housing in Marin.
Downtown, Gerstle Park and Dominican
Victorian and Craftsman houses cluster here.
Terra Linda and the northern flats
Mid-century ranch-style houses, including neighborhoods built by Eichler.
Condominiums and townhomes
They sit near downtown and along the transit corridor.
Waterfront and hillside lots
Waterfront houses with docks appear near the lagoons and creeks on the eastern edge. Some hillside lots rely on private roads or shared easements, and a few small buildings of two to four units are scattered through the older streets.
Market Trends
Because San Rafael is larger than most Marin towns, the data suggests it supports more sales in a given month and a broader mix of price points. Updated homes in walkable pockets near downtown typically draw the most competition, while properties that need work or sit on busy arterials can take longer. Late winter through early summer is often busier, though timing varies. Low-lying parts of the eastern waterfront and the flats near Gallinas Creek deal with tidal flooding and king tides, while hillside streets raise questions about wildfire exposure and slope stability. We read each street on its own terms instead of treating the city as one market.
Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)
Median price per square foot:
$715
San Rafael generally sits below the southern Marin shoreline towns, though the spread inside the city is wide, as the snapshot below illustrates. Condominiums near downtown and older homes on small lots typically price below hillside view houses and larger properties in Gerstle Park or on the ridges above Terra Linda.
Median sale price:
$1,300,000
Lot size, flood zone status, the condition of an older foundation and proximity to the SMART station or Highway 101 can all move value between two similar homes. We encourage buyers to compare the cost of updates and insurance, not only the asking price.
Time from listing to closing:
74 days
Measured from the listing date to the recorded sale, so it includes the escrow period and runs longer than a days-on-market figure.
Asking rent (monthly):
$3,166
Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

San Rafael Real Estate FAQs
San Rafael has a broader mix than most Marin towns. Victorian and Craftsman houses sit near downtown and in Gerstle Park, mid-century ranch-style houses fill much of Terra Linda, condominiums and townhomes cluster near downtown and the transit corridor, and waterfront houses with docks appear along the eastern lagoons and creeks. Hillside lots range from gentle slopes to steep roads with shared easements. Because the mix shifts from neighborhood to neighborhood, we usually tour a few different pockets before narrowing a search.
San Rafael is the county seat and the largest city in Marin, with the Civic Center, a SMART station and a regional bus hub inside its borders. It is also one of the few Marin places where downtown, mid-century flats, open space preserves and a bayfront all share one city. Compared with Mill Valley real estate, which is organized around canyons and a compact town square, San Rafael is more spread out and more varied. For a wider view, see our Bay Area real estate overview.
Beyond the usual title and inspection items, we look at flood zone status and tidal exposure for low-lying and waterfront parcels, defensible space and slope conditions on hillside lots, and the age of foundations and drainage in older downtown houses. For condominiums and townhomes, we review association dues, reserves and meeting minutes. Some streets rely on private roads or shared easements, so we confirm who maintains them. We plan to review these documents with buyers well before an offer is written.
Competition varies by neighborhood and condition rather than following one citywide pattern. The data suggests that updated homes near downtown, near the SMART station or in popular Terra Linda pockets typically draw the most interest, while homes needing work or on busy roads can take longer. Because San Rafael sees more sales than smaller Marin towns, recent comparable sales are usually easier to find. We read those sales street by street and discuss pricing and timing with each client.
China Camp State Park offers shoreline trails and salt marsh along San Pablo Bay, although it sits in unincorporated Marin. The Terra Linda / Sleepy Hollow Preserve gives ridgeline fire roads above the northern neighborhoods, and McInnis Park offers golf, courts, a marsh trail and a kayak launch. Many homes also have yards or decks, and some hillside properties back directly onto open space, which affects fire planning and maintenance.
We start by learning how you plan to use the home, how you travel, and how you feel about hillsides, older houses or waterfront exposure. From there we typically compare neighborhoods, review recent sales and disclosures, and we plan to raise items such as flood zone status, slope conditions and association documents before you make an offer. We aim to keep you informed at each step, and we do not promise any particular result.
The Best Coast Collective was founded by Blakely Hull. San Rafael is the largest city in Marin and its neighborhoods vary more than any single figure suggests. Read about our team, or get in touch to narrow it down.
