Noe Valley

Noe Valley real estate is part of a residential neighborhood in the Southern part of San Francisco, roughly between 21st and 30th Streets, with a long commercial spine along 24th Street. The terrain is gently sloped in the valley and steeper toward Diamond Heights on the west and Billy Goat Hill to the south. Rows of Victorian and Edwardian houses define many blocks, with modern style homes sprinkled throughout. Single-family homes, flats and condominiums sit side by side on the same streets.

Most of the neighborhood was built up in the late 1800s and early 1900s, especially after the 1906 earthquake, and it has one of the city’s higher concentrations of row houses, with some streets showing up to a dozen on one side. Church Street carries the J Church streetcar, 24th Street carries bus service and most daily errands, and the Castro and the Mission are within reach on either side. A continuous main street and regular residential blocks make it easy to compare one block with another.

About Noe Valley

The area was named for José de Jesús Noé, a 19th-century Californio statesman and the last Mexican alcalde of Yerba Buena, who owned the land as part of Rancho San Miguel. After Noé sold it in 1854 it was known as Horner’s Addition, and the original Noé adobe stood near 23rd and Douglass Streets. Development followed in the late 1800s and picked up after 1906, which is why so many blocks share a similar scale and rhythm.

Buyers commonly divide the neighborhood into the 24th Street corridor, the Church Street strip, the Sanchez Street blocks, Upper Noe near the southern end, and the western slopes toward Diamond Heights. Transit includes the J Church streetcar and Muni bus routes such as the 24 Divisadero, 35 Eureka and 48 Quintara/24th Street. Service on the J Church has changed during subway work, so we suggest checking current schedules.

Residential Overview

Property Types

Noe Valley is known for Victorian and Edwardian architecture, though there has been an uptick in modern and contemporary style homes as of late. Housing types include single-family houses, flats, two-to-four unit buildings, condominiums and tenancy-in-common (TIC) buildings, along with some new(er) construction condominiums.

Victorian and Edwardian houses

Long rows of similar houses built together define many Noe Valley blocks.

Flats and two-to-four unit buildings

Single-family houses, flats and small multi-unit buildings sit side by side, along with some new(er) construction condominiums.

Condominiums

A condominium gives each owner a separate deed and typically carries homeowners association dues.

Tenancy in common (TIC)

Co-owners share one deed and divide the units through a written agreement. Because TICs may be financed differently from condominiums, lender terms and the co-owner agreement deserve careful review, as does any plan to convert to condominium status.

Market Trends

Noe Valley is a compact market with steady interest, particularly because of the ease of commute to Silicon Valley. As with many parts of San Francisco, the supply of single-family houses is typically limited. Well-presented homes with garages and updated systems tend to attract the most competition, while properties with deferred maintenance, a TIC structure or an awkward layout may take longer. Buyers often compare Noe Valley with Cole Valley real estate, Hayes Valley real estate and NoPa real estate, which offer different mixes of housing stock, transit and commercial streets. Our Bay Area real estate guide covers how San Francisco neighborhoods fit into the wider region.

Price Range
(Rolling 12-month average, not a valuation for any one home. Updated November 2026.)

Median price per square foot:

$1,371

Single-family houses typically sit at the higher end of Noe Valley's range, with condominiums, flats and TIC units offering lower entry points. Within each category, price differences often reflect block, light, garage parking, outdoor space, renovation quality and views toward downtown from the upper streets. Homes close to the 24th Street corridor can carry a premium for convenience, though some buyers prefer blocks a few streets away.

Median sale price:

$2,250,000

Half of Noe Valley sales closed above this figure and half below, across houses, condominiums, flats and TIC units together. For a specific property, we can always pull more detailed and thoughtful comparable sales.

Days on market:

12 days

The median home went into contract about two weeks after listing, and the median sale closed at roughly 115% of its list price.

Asking rent (monthly):

$5,626

Typical asking rent on a newly signed lease across all home types, not what sitting tenants pay.

Noe Valley Real Estate FAQs

Noe Valley has Victorian and Edwardian single-family houses, many in rows, along with flats, two-to-four unit buildings, condominiums and tenancy-in-common (TIC) buildings. A smaller number of newer condominiums appear as well. Because blocks differ in slope, light and parking, two similar homes a few streets apart can feel quite different, so we typically look at the block, the building and the ownership structure together rather than relying on the neighborhood name alone.

Its continuous main street and its row-house blocks. 24th Street runs the length of the neighborhood with shops, cafes and a bookstore, the Town Square hosts a Saturday farmers market and a monthly night market, and the J Church streetcar runs along Church Street. Buyers comparing it with nearby areas often note how the commercial strip and the residential blocks sit close together, which makes day-to-day logistics easy to test on foot before making an offer. Many buyers love it for the sense of community that exists, coupled with the ease of commute to both Silicon Valley and downtown San Francisco.

Two-to-four unit buildings in Noe Valley may be sold as TICs or as condominiums. With a condominium you hold a separate deed and pay association dues. With a TIC you hold an undivided share of the whole building and rely on a co-ownership agreement for use rights, expenses and exit terms. Financing can differ, with some lenders offering fewer or different TIC loan options, and condominium conversion follows San Francisco rules that have changed over the years. We read the agreement, budget, reserves and disclosures with you before making an offer.

Competition varies by property, but Noe Valley is generally considered a desirable and – therefore – competitive neighborhood. Single-family houses are limited in supply, and well-presented houses near 24th Street can draw multiple offers, while condominiums, flats and TIC units may behave differently from block to block. In general, the data suggests 2026 is active but short of the 2021 and 2022 peak. Buyers typically do better with financing arranged, disclosures reviewed early and a firm sense of their ceiling.

Noe Valley Town Square, Noe Courts and Upper Noe Recreation Center are inside the neighborhood. Billy Goat Hill sits at the southern edge where Noe Valley meets Glen Park, and Mission Dolores Park is a little over half a mile to the north, in the adjacent Mission Dolores area. Many houses have small rear yards, while flats and condominiums may rely on shared space or these parks, so we suggest walking a few routes before deciding.

Our team, led by founder Blakely Hull, looks at Noe Valley one block and one building at a time. That typically includes reviewing disclosures, comparing a house on one side of 24th Street with a flat or TIC on the other, and shaping an offer around the specific property. This page is a neighborhood guide rather than a listing search, so a good first step is a conversation about your priorities and how Noe Valley compares with nearby areas.
